Editorial policy

How we research, verify, date and correct what we publish.

Quick answer

Every figure on Surat Niwas names its source and the date we checked it. Government and statutory sources come first; project facts come from GujRERA registrations and the builder's own material; market figures come from named portals and are labelled as averages.

Who writes our guides

Guides and project pages are written and reviewed by the Surat Niwas research desk — a team with backgrounds in law, marketing and real-estate advisory in Surat. We publish as an organisation rather than under individual bylines.

Source hierarchy

  1. Statute and government portals — the RERA Act, Income Tax Department, CBIC, RBI, GARVI and the Inspector General of Registration, Surat Municipal Corporation, GMRC.
  2. Regulatory filings — GujRERA project registrations for carpet areas, unit counts and completion dates.
  3. Builder material — official brochures, websites and videos.
  4. Reputable secondary sources — banks' published rate pages, established news outlets and listing portals, used for market averages and always named.

Verification rules

  • Builder and project facts are published only when three independent sources agree, or when they come from the RERA registration itself.
  • Non-government figures need two agreeing sources; a single-source figure is marked as such or left out.
  • Where sources conflict, we say so and tell you where to confirm — we do not pick the convenient number.
  • Prices are marked listed (†) or tentative (‡) with the date checked.
  • We do not publish forecasts of price appreciation or rental returns.

Dates and updates

Each page shows when it was last reviewed, and its structured data carries the date it last changed. Rates, loan terms and project availability are re-checked when a source changes; pages on tax and stamp duty are reviewed whenever the law or a notification changes.

Corrections

If you find an error, write to suratniwas@gmail.com with the page and the source. We check it within two working days and correct the page, noting material corrections at the foot of the page.

Scope and conflict of interest

We compare only the projects we represent, and say so on every comparison. Our advisory is free for buyers; see how we are paid. We never publish reviews or testimonials we cannot verify, and we do not comment negatively on any builder, project or person.

What our guides are not

They are general information, not legal, tax or investment advice. For your own purchase, confirm figures on the official portal or with your advocate, chartered accountant or lender.
