Carpet area vs super built-up: why the per-sq-ft figures look high
Portal averages for Vesu are about ₹5,450 per sq ft — but that mixes old and new stock and is usually quoted on super built-up area. Gujarat projects historically loaded super built-up area 40–48% above carpet. A home quoted at ₹10,000 per sq ft super built-up is roughly ₹14,000–15,000 per sq ft on carpet. RERA makes carpet the legal basis, so compare 4 BHK homes carpet to carpet. Balconies and decks are listed separately in RERA and add usable space on top.
