Gujarat's basic land record for a survey number: owner, area and land use. Check it for the project land before booking. Read more

The holding (khata) extract that lists every survey number held by one owner; read it with the 7/12. Read more

A

Agreement for sale (banakhat)
The contract between buyer and builder fixing the unit, price, payment plan and possession date. Under RERA it must be written and registered before the builder takes more than 10% of the cost. Read more

B

BU permission
Building Use permission — Gujarat's occupancy certificate, issued by the planning authority when a building is complete. Occupation, utilities and the bank's last disbursement typically depend on it. Read more
Built-up area
Carpet area plus external walls and exclusive balconies or terraces. It has no statutory definition. Read more

C

Carpet area
The net usable floor area of a home, including internal walls and excluding external walls, shafts, exclusive balconies and terraces (RERA section 2(k)). Read more
Completion certificate
The authority's certificate that construction is complete. GST does not apply when the entire price is paid after it is issued. Read more
Construction-linked plan
A payment schedule where each instalment falls due at a construction stage — foundation, slabs, brickwork, finishing. Read more
Conveyance deed
The registered document that transfers title to the buyer. RERA requires it within three months of the occupancy certificate where local law is silent. Read more
Corpus fund
A one-time amount collected at possession for major future repairs of the building. Read more

Dastavej
A registered document, such as the sale deed, recorded at the Sub-Registrar's office. Read more
Duplex / triplex
A home spread over two or three floors joined by a private staircase or lift, usually at the top of a tower. Read more

Encumbrance certificate (EC)
A record showing registered transactions on a property, used to check that the title is clear. Certified copies are available online from GARVI. Read more
Escrow account (70%)
RERA requires 70% of buyer payments to be kept in a separate bank account and withdrawn only in proportion to certified construction progress. Read more

F

Final plot (FP)
The numbered plot allotted to a landowner under a town planning scheme; project addresses in Surat often cite it (for example FP 44, TPS 6). Read more
Floor rise
An extra charge per floor above a base level, added to the price of higher homes. Read more
Form 132
The TDS certificate the buyer gives the seller after depositing property TDS on Form 141 — it replaced Form 16B from 1 April 2026. Read more
Form 141
The Income Tax form used from tax year 2026-27 to deposit 1% TDS on property purchases (formerly Form 26QB). Read more

Hakk patrak (village form 6)
The mutation register that records each change of land ownership, such as a sale or inheritance. Read more

Index-2

Jantri
Gujarat's Annual Statement of Rates: the government minimum value per value zone. Stamp duty is charged on jantri or the agreement value, whichever is higher. Read more

Loading factor
The percentage added to carpet area to reach super built-up area: (super built-up − carpet) ÷ carpet. Read more
LTV (loan-to-value)
The maximum share of a home's value a lender may finance — 75% for loans above ₹75 lakh under RBI rules. Read more

Maintenance deposit
An amount collected at possession to fund upkeep until the society takes over; usually with one or two years of advance maintenance. Read more

N

NA permission
Non-agricultural permission — the order that lets agricultural land be used for building. Housing land must have it. Read more

O

Occupancy certificate (OC)
The certificate permitting a building to be occupied; in Gujarat it is issued as BU permission. RERA requires buyers to take possession within two months of it. Read more

P

PDEN / CIN
Reference numbers on Gujarat's stamp duty e-challan, paid through the state Cyber Treasury via GARVI; the challan is proof of payment. Read more
Penthouse
A top-floor home, often a duplex with a private terrace. Read more
PLC (preferential location charge)
An extra charge for a better view, corner or garden-facing unit. When paid with the price before completion, it carries the flat's GST rate. Read more
Pre-EMI
Interest-only payments on the amount of a home loan disbursed so far, until the final disbursement. Read more

Quarterly progress report (QPR)
The update a RERA-registered promoter posts every quarter on bookings, approvals and construction status. Read more

Registration fee
1% of the property value in Gujarat, paid with stamp duty; waived for a woman buying alone or women-only co-owners. Read more
RERA completion date
The date by which the promoter has told RERA the project will be complete — the date the law holds them to, as opposed to a marketing possession date. Read more

Satakhat
Another Gujarati term for the agreement for sale (banakhat). Read more
Sky villa
A marketing term for a large upper-floor home; it has no legal definition. Read more
Stamp duty
The state tax on a property document — 4.9% in Gujarat (3.5% plus 1.4% surcharge). Read more
Super built-up area
Built-up area plus a share of common areas such as lobbies, lifts and the clubhouse. Read more

TDS on property
1% of the price, deducted by the buyer when the consideration is ₹50 lakh or more, under section 393(1) of the Income-tax Act 2025 (formerly 194-IA). Read more
TP scheme
Town Planning scheme — Gujarat's method of reorganising land into final plots with roads and amenities; Surat projects are identified by TPS and FP numbers. Read more
