How to view a 7/12 on AnyROR

  1. Open AnyROR → View Land Record – Rural.
  2. Choose the record type: VF-7 (survey number details), VF-8A (khata details), VF-6 (entry details), 135-D notice, or the old scanned 7/12.
  3. Select district, taluka and village. For a project, take the village and survey or block number from the RERA certificate or the title report filed on GujRERA.
  4. Enter the survey or block number and the captcha, and click Get Record Details.
  5. Read the holder's name, area (in hectare-are-sq m), tenure, and the other rights column for mortgages, leases or court attachments. Then open VF-6 and read the entries that produced the current record.

For city survey areas, use the urban search and the city survey (CS) number; the property card replaces the 7/12.

How to read the record: a buyer's checklist

  • Holder matches the landowner named in the RERA title report and the development agreement with the promoter.
  • Tenure is old tenure or NA; new-tenure or restricted-tenure land (juni/navi sharat) needs premium payment and permission before transfer.
  • NA order for residential use is recorded in VF-6, with the TP scheme and final plot number if a town-planning scheme applies.
  • Other rights show no undischarged mortgage, lis pendens, acquisition notice or government reservation; a construction-finance mortgage must be matched by the lender's NOC in your file.
  • Entries in VF-6 are all certified; a pending 135-D notice means the record is changing.
  • Area on the record reconciles with the land area on the RERA certificate.

Certified copies on iORA

Banks and the Sub-Registrar accept only digitally signed copies. On iORA choose the online RoR service, select the district, village and survey number, pay the fee and download the signed PDF; the same portal issues certified Index-2 copies, encumbrance certificates and certified document copies from the registration side. From land record to your flat: the chain

For an apartment the title chain runs in six links. 7/12 or property card in the landowner's name → NA order and development permission → development agreement or sale to the promoter (registered, with Index-2). Then RERA registration with the title report → your agreement for sale and sale deed (registered, with Index-2) → society formation and conveyance of the land and common areas. What is 7/12 utara (satbara)?

Village Form 7 and Form 12 printed together: Form 7 records the survey number, area, assessment, the occupant (owner) and encumbrances; Form 12 records crops and cultivation. It is the primary record of rights for agricultural and converted land in Gujarat and the first document a buyer checks before a plot or a new project.

How do I check 7/12 utara online in Gujarat?

Open anyror.gujarat.gov.in, choose View Land Record – Rural, select the district, taluka, village and the record type (VF-7, VF-8A, VF-6 or 135-D notice), enter the survey or block number and the captcha, and click Get Record Details. The page shows the current entry; use iORA for a digitally signed certified copy.

What is the difference between 7/12 and 8A?

7/12 is per survey number; 8A (khata) is per holder and lists every survey number that person or family holds in the village with the total area and assessment. Check both: 8A confirms the seller holds what 7/12 shows, and shows other parcels that might be tied to the same title.

What is village form 6 (hakk patrak)?

The register of mutation entries: every change to the 7/12 (sale, inheritance, mortgage, court order, NA conversion) is first recorded as a numbered entry in Form 6 and certified by the mamlatdar after notice. Reading the entries in order gives the chain of title; a disputed or uncertified entry is a red flag.

What is a property card in Gujarat?

The urban equivalent of 7/12 for land under City Survey: it records the city survey number, tenure, area, holder and encumbrances. In Surat, Ahmedabad, Vadodara and Rajkot city areas you check the property card, not the 7/12. AnyROR shows it under View Land Record – Urban.

How do I download a certified 7/12 or property card?

On iORA (iora.gujarat.gov.in), choose the digitally signed RoR service, select the record, pay the fee online and download the signed PDF. The AnyROR view is for information only and is not accepted as a certified copy by banks or the Sub-Registrar.

What is Index-2 and how is it different from 7/12?

Index-2 is the registration department's summary of a registered document (parties, property, consideration, stamp duty, registration number), issued by the Sub-Registrar and downloadable from GARVI or iORA. 7/12 and the property card are revenue records of who holds the land. For a flat, the Index-2 of your sale deed proves your purchase; the land record proves the builder's title to the plot.

Why does a flat buyer need to see the 7/12?

To confirm that the land under the project belongs to the promoter or its landowner partner, that it has been converted to non-agricultural use (NA order noted in Form 6), that no mortgage, lis pendens or government acquisition is recorded, and that the survey or final plot numbers match the RERA certificate and approved plan.

What is NA permission?

An order under the Gujarat Land Revenue Code permitting agricultural land to be used for residential, commercial or industrial purposes. Without it a residential project cannot get development permission. The NA order and the premium paid appear as an entry in village form 6.

Can an NRI or a non-farmer buy agricultural land in Gujarat?

No. Under FEMA, NRIs and OCIs cannot buy agricultural land, plantation or farmhouses anywhere in India. In Gujarat, section 63 of the Gujarat Tenancy and Agricultural Lands Act restricts purchase of agricultural land to agriculturists; others need the Collector's permission, usually for a bona fide industrial or NA purpose.

What does 135-D notice mean on AnyROR?

A notice issued under section 135-D of the Gujarat Land Revenue Code when a mutation entry is proposed, inviting objections within the notice period before the entry is certified. If a notice is pending on the land under a project, the title is in transition.
