Which value is duty charged on

The Sub-Registrar compares the consideration in your deed with the jantri value for that zone and construction type and charges 4.9% + 1% on the higher figure. In Ahmedabad's western suburbs, Surat's Vesu–Piplod belt and Vadodara's Alkapuri, market prices run well above the doubled 2011 jantri, so duty is normally on the price you pay. In older or peripheral zones the jantri value can be the higher number. If you believe the jantri value overstates a property, the document can be referred for market-value determination under the 1984 rules.

Concessions: women buyers, and nothing else

Gujarat's only residential concession is the waiver of the 1% registration fee when the buyer is a woman or all buyers are women. There is no reduction in stamp duty, no concession for senior citizens, and no first-home rebate. Joint registration between a man and a woman is treated as a male purchase at most Sub-Registrar offices; confirm locally before relying on the waiver.

How to pay: e-stamping and registration on GARVI

  1. Compute the duty on GARVI's stamp duty calculator and the fee on the registration fee calculator.
  2. Pay the stamp duty by e-stamping on GARVI (Cyber Treasury e-challan) or obtain an e-stamp certificate from SHCIL or an authorised bank.
  3. Prepare the deed and generate the input sheet (Form 1) and Form 3 on GARVI; the portal's model drafts show the required clauses.
  4. Book a slot at the Sub-Registrar office for the property's jurisdiction; all parties and two witnesses attend with originals and are photographed and thumb-printed.
  5. Collect the registered deed and download the Index-2 from GARVI or iORA; the Index-2 is the public record of the transfer and is what lenders and future buyers check.

Does TDS reduce the stamp duty?

No. TDS of 1% under section 194-IA is withheld from the price you pay the seller when the consideration is ₹50 lakh or more; it is the seller's tax, not an extra cost, and it does not change the value on which stamp duty is charged.
