VIP Road, Piplod, Dumas Road and Althan
VIP Road — ₹5,400 per sq ft, essentially flat (−0.2%) over 12 months; home to Rajhans Kronis, Avadh Elrica, Avadh Menorca.
Piplod — ₹5,500 per sq ft (June 2026), the city's highest average, with a five-year gain of 48.2% to April 2025 (ghar.tv). Pramukh One Tapi is our riverside project here.
Dumas Road — ₹4,750 per sq ft for apartments, ₹4,850 for under-construction stock. Avadh Classima is on Dumas Road at Rundh.
Althan & City Light — Althan ₹4,400 per sq ft; City Light ₹3,500 on a thin sample. Happy The Impressia is on New City Light Road.

Is Surat real estate a good investment in 2026?
The data supports a balanced answer rather than a pitch. Established areas show strong five-year gains; the latest 12 months were flat to negative in Vesu, VIP Road and Adajan and positive in Pal, Bhatar and Ghod Dod Road; and several large infrastructure projects arrive between 2026 and 2027.
