Why Surat

Surat placed 5th among million-plus cities in the Government of India's Ease of Living Index 2020 and 2nd in the Municipal Performance Index. It ranked 2nd in the Super Swachh League of Swachh Survekshan 2024-25. The airport has had international status since December 2023, the Surat Diamond Bourse at DREAM City opened the same month, and the metro's first section is in trial runs.

The luxury corridors

Vesu — the new-launch heart

Vesu has the largest share of Surat's new luxury launches, along Vesu Canal Road, University Road and the roads off VIP Road. It is about 5 km from the airport and close to G.D. Goenka International School, VNSGU and SVNIT. Apartment averages were ₹5,400 per sq ft in September 2026 (−1.49% over 12 months); a 3 BHK rents for about ₹32,850 a month. VIP Road — on the first metro section

VIP Road and Second VIP Road run between Vesu and Althan; the metro's "VIP Road" station is on the Dream City–Althan section targeted to open first. Average ₹5,400 per sq ft. Projects: Rajhans Kronis, Avadh Elrica, Avadh Menorca.

Piplod — established and central

Piplod sits on the south bank of the Tapi along Gaurav Path, near SVNIT, Shardayatan school and Iskcon Mall. Supply is limited and prices are the city's highest on average (₹5,500 per sq ft, Jun 2026). SMC's planned Rundh–Bhatha barrage and Tapi riverfront, both at planning stage, lie along this stretch. Project: Pramukh One Tapi.

Dumas Road — space near the sea

Dumas Road leads from Piplod past VR Surat to the airport and the Dumas Sea Face, whose ₹187 crore first package opened on 8 March 2026. It suits buyers wanting large homes and low density. There is no metro station on Dumas Road itself. Average ₹4,750 per sq ft. Project: Avadh Classima.

City Light & Althan — settled, on the metro

City Light and neighbouring Althan and New City Light Road have schools, the Science Centre and BRTS access, and two metro stations (Althan Gam and Althan Tenament) on the first section. Althan averages ₹4,400 per sq ft. Project: Happy The Impressia.

Established family neighbourhoods

Pal (₹4,650 per sq ft, +5.03% over 12 months) and Adajan (₹3,750) on the west bank have mature schools, retail and the Pal–Umra bridge to the SVNIT side; metro Line 2 will serve both. Ghod Dod Road and Athwa are central and walkable, with Majura Gate as the metro interchange. Bhatar and Jahangirpura offer larger homes at lower averages.
