Penthouse supply is small — often one to four homes per tower — so availability changes quickly.

Vesu and VIP Road
The largest concentration: Avadh Miliana, Avadh Elrica, Sangini Skyteria, Rajhans Golf Link, Avadh Paloma Pride. Avadh Miliana includes a 10,325 sq ft triplex; Rajhans Golf Link has six penthouse sizes up to 10,066 sq ft.
Piplod — riverside
Pramukh One Tapi has two 8,362 sq ft penthouses with 1,645 sq ft of balcony and terrace area on the 15th and 16th floors, beside Surat City Gymkhana on the Tapi.
Dumas Road and Althan
Avadh Classima offers top-floor residences with private terraces near the airport, the largest at 11,059 sq ft. Happy The Impressia on New City Light Road has 6 BHK penthouses of 4,530 sq ft.
Before you book a penthouse: checklist
- Exclusive-use clause — the terrace must be allotted to you in the agreement, not left as common area.
- Area basis — price and maintenance on carpet, with terrace area stated separately.
- Waterproofing — specification and warranty for the terrace and any planters or water features.
- Structural approvals — for pools, jacuzzis or heavy landscaping.
- Access — private lift to the upper level, service entry and fire exit.
- Pricing — floor-rise and preferential location charges, which are highest on top floors.
Costs
