Quick answer
Every project of more than 8 homes or 500 sq m in Gujarat must be on GujRERA, and you can search it without logging in. Open gujrera.gujarat.gov.in, choose Public Search → Projects, and read the certificate, unit table, quarterly progress reports and complaints before you pay a token.
Check a project on GujRERA in 9 steps
- Open gujrera.gujarat.gov.in (GujRERA 2.0). Choose Public Search; no account is needed.
- Select Projects. Search by project name, promoter name or registration number, or filter by district and planning authority.
- Open the project and download the registration certificate. Match the registration number, promoter entity and address to the brochure and the agreement.
- Read the dates: project start, RERA-declared completion, and any extension. Builders usually market an earlier handover; the RERA date is the legal one.
- Open the unit table (apartment details). It lists each home type with its RERA carpet area, the number of units, and how many are booked. Compare the carpet area with the brochure and the price per sq ft with other projects.
- Check approvals and documents: title report, development permission, approved plans, commencement certificate, and the project bank account for the 70% escrow.
- Read the Quarterly Progress Reports (QPR). Photos and percentages should move every quarter; gaps are a warning.
- Look at extensions, alterations and complaints. One extension is common; repeated extensions or pending orders are not.
- Check the agent you are dealing with under Agents, and the promoter's other projects for their delivery record.
How to read a Gujarat RERA number
Take PR/GJ/SURAT/SURAT CITY/SMC/RAA13015/220224/311229. PR is a project (agents are AG) and GJ is Gujarat. Next come the district and the planning authority that approved the plans: SMC is Surat Municipal Corporation, while SUDA, AUDA, VUDA and RUDA are the urban development authorities of Surat, Ahmedabad, Vadodara and Rajkot. RAA13015 is the file number, 220224 the registration date (22 Feb 2024) and 311229 the declared completion date (31 Dec 2029). The completion date embedded in the number is the one that matters for interest under section 18.

GujRERA in numbers
On 29 Sep 2026 the GujRERA home page reported 17,600 registered projects, 10,640 completed, 3,511 extensions, 1,937 alterations and 2,588 registered agents (249 lapsed). It had received 6,337 citizen complaints under section 31 against 1,537 projects and resolved 4,705 of them, and had initiated 5,718 suo motu actions. Total investment across registered projects was shown as ₹7.12 lakh crore.
Rules buyers rely on most
- Section 3: no advertising or booking before registration.
- Section 4(2)(l)(D): 70% of buyer money in a separate project account, withdrawn in proportion to completion.
- Section 13: no more than 10% of the price may be taken before a written, registered agreement for sale.
- Section 14: no changes to sanctioned plans without the consent of two-thirds of allottees; defect liability of five years from possession.
- Section 18: on delay, refund with interest or, if you stay, interest for every month of delay until possession.
- Section 19: allottee's right to information, documents and timely possession; duty to pay instalments on time.
